Vacation rental photography is listing photography produced specifically for short-term rental platforms like Airbnb, Vrbo, Booking.com, and direct booking sites, where the goal is not to sell a house but to win a nightly booking against a hundred similar properties in the same resort community.

That difference changes what gets shot. A listing agent needs the home to feel aspirational; a rental owner needs a guest to understand, in about four seconds of scrolling, how many people sleep here, what there is to do without leaving the property, and whether the pool looks the way it does in the photos. Every sleeping space matters. So does the arcade, the theater room, the converted garage, and the screened deck at twilight.

Themed properties are where most photographers come unstuck. A custom bunk build lit by colour-changing LED, an arcade conversion with six competing light sources, a hand-painted mural running floor to ceiling. None of it behaves like a normal bedroom. Shoot it on a standard interior recipe and the colour goes muddy, the neon clips, and the craftsmanship the owner paid for disappears. We shoot these rooms constantly, and we shoot them so they still read at listing-thumbnail size.

Do you photograph themed vacation rentals?

Yes. Themed properties are a specialty. We have shot dozens across the Kissimmee and Davenport corridor, including custom-muraled bedrooms, arcade and game rooms, home theaters, and converted garages. Themed rooms are usually dark, heavily saturated, and full of competing light sources, so they need a different exposure and colour approach than a standard bedroom. Shot properly they read clearly even at Airbnb thumbnail size, which is where the booking decision actually starts.

How many photos does a vacation rental listing need?

For a typical 4-8 bedroom Orlando area vacation home, plan on 40-75 images: every bedroom and bathroom, all living and dining areas, the kitchen, the pool deck, any themed or amenity rooms, plus exterior and aerial context. Both Airbnb and Vrbo reward comprehensive photo sets, and incomplete coverage is the single most common reason a well-appointed property underperforms.

Can you shoot multiple properties in one day?

Yes. Multi-property days are routine for management companies and investor portfolios in ChampionsGate, Reunion, Solara, Windsor Island, and Storey Lake. Scheduling several homes in the same community cuts travel time and lets us hold a consistent lighting and editing treatment across the whole portfolio, so the listings look like one brand rather than a dozen different photographers.

Do professional photos increase vacation rental bookings?

Listing photography is the primary factor guests use to shortlist a property, because the photo grid is what they see before they read a single word. Better images improve click-through from search results, which is the step that determines whether a listing gets considered at all. For short-term rentals the return compounds, since the same photo set works across Airbnb, Vrbo, your direct booking site, and paid social for the life of the listing.

Can you fly a drone over a vacation rental near Disney?

It depends on the exact address. Permanent flight restrictions cover Walt Disney World and Universal Studios airspace, and properties near Orlando International or Kissimmee Gateway require LAANC authorization. Much of the ChampionsGate, Reunion, Davenport, and Solara corridor is flyable with the right clearance. We check airspace before every shoot and handle all authorizations, nothing for you to file.

Do I need to be there for the shoot?

No. Most of our short-term rental work is done with lockbox or smart-lock access while the property is in a turnover window. Send us the access details and any notes on rooms you want emphasised, and we will work around the cleaning schedule.

How should the property be prepared before you arrive?

Ideally the home should be photographed right after a full clean and turnover. Beds made and styled, all lights working and switched on, blinds open, counters and bathrooms clear of personal items and toiletries, pool cleaned and equipment stowed, and vehicles moved off the driveway. We do light styling on site, but a property that arrives turnover-ready photographs significantly better.
