Most photography pages tell you professional photos matter and leave it there. Below is the actual research, with sources you can open and check.
Every figure on this page is sourced and linked. Two of the strongest studies are from 2013, which we say plainly rather than presenting them as current. All of this research is correlational: homes and rentals with professional photography tend to differ from those without it in other ways too, so none of it proves that photography alone caused the result. What it does establish is consistent, and it points in one direction across a decade, multiple markets, and both sale and rental listings.

What the research says happens to a listing when the photography is professional.
$3,400 to $11,200
More money relative to list price for homes between $200,000 and $1 million photographed with a professional DSLR, compared with amateur photos. Homes around $400,000 saw more than $10,000.
Redfin also found that above $1 million, professionally photographed homes sold at prices similar to those with amateur photos. The effect is real in the middle of the market, not everywhere.

Chicago metro homes that were professionally photographed spent an average of 89 days on market, against 123 days for homes that were not. That is roughly five weeks.

Short-term rentals are measured differently from sales: the question is occupancy and nightly rate over a year, not a single closing.

Peer reviewed research on image features and demand found that measurable photo attributes, including colour, composition, and figure-ground relationship, predict booking performance independently of the property itself.
The useful finding is that it is the qualities of the photograph doing the work, not merely the fact that someone was hired.

The academic figure is the one worth planning against, because it comes from independent research rather than from a platform describing its own product. On a listing earning $30,000 a year, a 17.5% lift in bookings is a materially different year, and it recurs for as long as the photos stay current.
