Where it works and where it does not
It works on vacant rooms with decent light and clear floor space: living rooms, primary bedrooms, dining areas, flex rooms and offices, and empty outdoor living space.
It works less well when the room is already part furnished, when the floor is barely visible, or when the room has an unusual shape that furniture would obscure rather than explain. In those cases we will tell you it is not worth the money rather than take it.
It cannot fix a room that photographs badly for structural reasons. Staging adds furniture, it does not add light or square footage.
Disclosure, which is not optional
A virtually staged photo is a digitally altered image and has to be labelled as one. Most MLSs and brokerages have adopted a single national standard rather than maintaining separate rules, and the direction of travel since California AB 723 has been toward stricter labelling, not looser.
We deliver staged images labelled and paired with the unstaged original, so you always have the compliant version and the honest one side by side. Adding furniture needs disclosure. Correcting exposure or white balance does not, because that recovers what the camera saw rather than changing what was there.
