A 3D tour is the difference between a buyer imagining the layout and a buyer knowing it. They move room to room at their own pace, look up at the ceilings, check how the kitchen connects to the living room, and measure the wall they were planning to put a sofa against.
For out-of-state buyers, which is a large share of the Central Florida market, it is often the only walkthrough they get before making an offer. For vacation rentals it does something different but just as useful: it answers the layout questions that otherwise arrive as booking enquiries, and it stops the arrival surprise that turns into a three-star review.

Zillow 3D or Matterport: which one you want
Matterport produces the more capable tour. You get the dollhouse view that shows the entire home as a cutaway model, accurate measurements you can take inside the tour, and a schematic floor plan generated from the scan. It hosts anywhere and embeds in any listing platform or website.
Zillow 3D Home is free to host and displays natively inside a Zillow listing, where a very large share of buyer traffic already is. It is simpler, with no dollhouse and no in-tour measuring tool, but it sits exactly where buyers are looking and it flags the listing as having a tour in Zillow's own search filters. We capture every Zillow tour with Zillow's interactive floor plan, which shows a buyer which part of the home each photo covers, and Zillow says listings with a tour and floor plan get more prominence in its search results. Zillow finishes the floor plan within 1-3 business days of the tour upload.
Most sellers do not need both. If the listing lives or dies on Zillow, take the Zillow tour. If it is a luxury property, a large or unusual floor plan, or you are marketing to relocating buyers who need measurements, take Matterport. We are approved to deliver both, so the answer is whichever suits the listing rather than whichever we happen to own. In practice most listings now take the Zillow tour, and Matterport is there on request for the ones that need measurements.
What the scan day looks like
The camera sits on a tripod and captures a full sphere at each position, then moves. A typical three bedroom home takes 60 to 90 minutes on its own, less when we are already there shooting photos.
The house needs to be photo ready and stay that way: the scan captures everything, so a laundry basket in shot cannot be edited out the way it can in a still. Doors that should be open need to be open, because a closed door is a wall the tour cannot pass through.

We aim for 24, but a proper edit sometimes needs the second day, so if you need video in 24 hours or less, call us before you book.

Every real estate and vacation rental package includes an AI twilight exterior: a daytime exterior converted to dusk, delivered with the rest of the set, at no extra charge. Because the evening sky and the glow in the windows are created rather than captured, it is a digitally altered image and has to be disclosed as one on the MLS. Want the real thing? A real twilight shoot in the window after sunset is a separate evening visit with an added fee, so ask for it when you book. The frame most likely to become the lead photo should not depend on budget, which is why the AI version comes with every package.
