September Is the Most Active Hurricane Month. Photograph the Property First

Pre-storm property documentation is a dated set of photographs establishing what a property looked like before a named storm arrived. It exists to answer one question after the fact: was this damage already there?

The Atlantic hurricane season runs 1 June to 30 November, and its climatological peak is 10 September. That makes the first half of this month the last comfortable window to document a Central Florida property while the weather is still a scheduling question rather than an emergency.

What Is NOAA Forecasting for the Rest of 2026?

NOAA has maintained its below normal outlook for the 2026 Atlantic season.

Read that table carefully, because it is routinely misread.

A seasonal outlook forecasts how many storms form in an ocean basin. It says nothing about whether one of them crosses your parcel. A below normal season that produces a single Florida landfall is, for the house under it, indistinguishable from a record year. The 2026 season has already produced named storms, including a system in the northwestern Gulf at the start of September.

Basin counts are a planning input for insurers and emergency managers. They are close to useless as a personal risk estimate, and they are a poor reason to skip documentation, because the cost of documenting does not change with the forecast.

Why Does September Matter More Than August?

Because September is statistically the most active month of the Atlantic season, and because the practical window closes before the storm does.

Once a system has a name and a cone, three things happen at once. Shutters go up and obscure the elevations you wanted photographed. Flight becomes unsafe or illegal, and the FAA routinely issues temporary flight restrictions around disaster areas. Every roofer, adjuster, and photographer in Central Florida becomes unreachable simultaneously.

Documentation is only useful if it predates the event. A photograph taken while the cone is over Polk County is evidence of very little.

That last line is the one most people get wrong. Keep the original camera files somewhere off the property, not only in a phone gallery. Documentation stored exclusively in a house that floods is not documentation.

Is This Insurance Advice?

No. This is general information about photographing a property, and nothing here is a statement about coverage, deductibles, or how any specific claim will be handled.

Florida property policies vary considerably on hurricane deductibles and on what evidence an adjuster will accept. The authorities on that are your own policy documents, your carrier or agent, and the Florida Department of Financial Services, which mediates residential property claim disputes. Ask them what they want to see before a storm rather than after one.

How Do You Photograph a Roof Without Getting on It?

From the air, which is the entire practical argument for aerial documentation on a residential property.

Nobody should be walking a Florida roof in September to take pictures of it. A drone covers all four slopes, the ridge, valleys, flashing, and the condition of the shingle surface in a few minutes from the driveway, at a resolution that shows a lifted tab.

You have a current, dated set of images of a property in good condition, which is the same asset a listing shoot produces. Documentation photography is the only insurance-adjacent expense that is still worth something when nothing goes wrong.
