Pay at Close for Listing Photography: How It Works and What It Costs

Pay at close is a payment option where the marketing invoice for a listing is settled out of the sale proceeds at the closing table instead of on the day of the shoot. Jet Media Productions offers it on MLS listing work in Orlando and Central Florida for a flat $25 service fee.

The reason it exists is a cash flow gap every listing agent knows. Photography, video, a tour, a floor plan and a sign install are all due in the first week of a listing. The commission that pays for them arrives somewhere between 30 and 120 days later, and only if the property sells. Agents fronting marketing for a seller carry that gap themselves, and sellers who are short before closing often push back on exactly the spend that would have sold the house faster.

How Does Pay at Close Work?

Four steps, and only one of them is new.

  1. Choose your package and select pay at close on the booking form. It appears on listing packages only.
  2. Whoever is paying, the seller or the agent, applies with Titus, the platform we bill through. It takes a few minutes and the cost of the option, if any, is shown before they accept.
  3. We shoot and deliver exactly as normal. Same turnaround, same guarantees, same files. Nothing is held back while an invoice is outstanding.
  4. The balance is settled from the sale proceeds at closing, or six months after the shoot if the home has not sold by then.

We are paid upfront by Titus either way, which is worth stating plainly: nothing about your shoot, your delivery or your reshoot rights depends on how long the listing takes to sell.

The flat fee is ours and it is the whole of what we charge for the option. Any cost to the person borrowing is set by Titus, disclosed during their application, and we never see it.

Is Pay at Close Free?

At the top credit band, yes. Below it, no, and that is the part worth reading before you offer it to a seller.

On a $499 package that is nothing at the top band and about $40 at 8%, plus our flat $25. Deferred amounts cap at $20,000 against one listing: an agent qualifies for 1.5% of the list price up to that, a homeowner on equity and credit.

Who Qualifies?

Pay at close is repaid out of a sale, so there has to be a sale. That single fact decides eligibility.

Eligible: single family homes, condos, townhomes and 1 to 4 unit residential property, with a signed listing agreement in place. Photo, video and 3D tour packages for that listing, including add-ons booked with the shoot.

Not eligible: short term and vacation rental marketing, commercial property, land, mobile homes, and pre-listing work where no listing agreement has been signed yet. Headshots, brand video and event work are not eligible either.

Short term rentals are the exclusion that surprises people, because those shoots often cost more than a listing shoot. A vacation rental is not being sold, so there is no closing to pay from. The lender excludes rentals in its own rules as well. Those bookings stay on card, bank transfer or invoice as usual.

Is It a Loan?

Yes, and this is the part worth being direct about.

Pay at close changes when the invoice is due. It does not make the invoice conditional on the home selling. The balance is due at the sale or six months after the shoot, whichever comes first. The person who takes it on, seller or agent, owes the lender whether or not the listing closes, and a listing still on the market at month six is repaid directly rather than at a closing table. Installment plans are available if spreading it out is easier.

That distinction matters most at the listing appointment, because you are the one who will explain it. A seller who hears it from you up front takes it well. A seller who discovers it after a listing expires does not, and that conversation lands on your desk, not ours.

Approval, limits and any borrower cost are the lender's decision. If an application is declined, the shoot still happens and the invoice is simply paid the normal way.

When Does It Actually Make Sense?

It is worth using when the alternative is a thinner marketing package. A listing shot with photos only because the seller balked at video, when the same seller would have approved the full package at closing, is the case this solves. The flat $25 is small against the difference between a $219 package and a $499 one.

It is not worth using to defer a small invoice you can comfortably pay on the day. A fee on a photo package you were always going to cover is money spent on nothing.

And it is not a way to market a property that is not really coming to market. The signed listing agreement requirement exists for that reason.

How Do You Set It Up?

Select pay at close on the booking form and a short disclosure appears: it is a loan, it is due at the sale or six months out, the fee depends on credit, and we add $25. Ticking that is required before the form will submit, deliberately, because the worst version of this product is the one a seller finds out about at the closing table. Then we invoice through Titus, your client completes a short application, and everything else about the booking is unchanged.
